The Purchase Process
Step One : Loan Pre-qualification
This is the first step and a very important one. This will help you to gauge your price range and get a good idea of monthly payments. There are many types of loans available from no money down, adjustable rate mortgages, stepped-rate mortgages, and so on. Rest assured, there is a product out there for you even if you have a few dings on your credit report. What can it hurt, pre-qualification is free. Get started with your pre-qualification.

Step Two : Loan Pre-approval
This second step makes you a strong buyer. This helps greatly in negotiations and may even be the sole reason you beat out another party bidding on the home of your dreams. This step assures all parties you are serious about buying a home. Once this stage is complete (3 - 14 days, $40-$70 for a credit report and a $300-$350 appraisal fee) you are approved for a loan, pending finding a home.
Step Three : The Search
This is the most exciting part of the process! Fill out the property search form and I'll email you all listings that meet your parameters on a daily, weekly, or bi-weekly basis. The best time to start looking is when the lender gives you the thumbs up. When you buy a home, doesn't it make sense to be in the strongest position possible to make an offer? At this point, you will have a good idea of how much properties are selling for.
Step Four : The Offer
Once we find the right home, we are ready to go. We'll do our due diligence and make sure we don't pay too much for the property. Then, we'll make our offer which will naturally be strong since you are pre-approved.
Step Five : Under Contract
Once we are under contract, there is more due diligence. In the most generic sense, we will be concerned about Four issues:
- Inspection
A physical inspection of the property to determine any immediate or long term repairs that need to be done to property
- Title work
The seller provides title insurance to insure that you own the property free and clear of any liens
- Loan approval
Now that you have found a home, we'll go from pre-approval to final approval
- Appraisal
The property needs to appraise for purchase price
Step Six : Closing
After all the due diligence is complete all that is left to close on the property. At closing, you will need a drivers license and cashiers check for the closing costs made out to yourself (You will sign it over to the title company once the closing is complete). Congrats, the home is now yours!
